Director of Development

Position Summary:

The Director of Development is responsible for overseeing and coordinating the visioning, planning, feasibility, selection, acquisition, and conceptual design activities for land and data center development projects. They will be responsible for development programs and teams overseeing all aspects of development, including but not limited to strategic planning, due diligence coordination, government permitting and engagement, preliminary civil design, zoning, network planning, utilities planning, and financial proforma underwriting activities. The Director of Development reports to a Senior Director of Development.

Responsibilities:

· Lead various aspects of due diligence, title, and survey matters from inception through site acquisition.

· Coordinate efforts among landowners, surveyors, utility providers, direct reports, civil and planning consultants, land use attorneys, and other key project stakeholders.

· Support internal teams including but not limited to: Utilities Team, Development Team, Engineering Team, Construction Team, and Analysts.

· Manage and work with landowners, community groups, and stakeholders to facilitate strong community engagement and foster good relationships with landowners.

· Oversee the completion of ALTA surveys in conjunction with title resolution and development of preliminary project design plans.

· Review and negotiation regarding proposals, contractors, suppliers, and subcontracts to ensure scope, costs, and schedule are in keeping with preliminary project plans.

· Coordinate, review, and negotiate with various internal departments including legal and finance.

· Manage project progress while identifying critical path challenges, project resource requirements, and constraints.

· Manage creation and updating of preliminary project budgets including monitoring budget performance and producing requested analysis for the finance department’s review.

· Manage completion of all preliminary project budgeting, and financial models (cash flow or other) for stakeholder review.

· Strategize long-term team expansion, incorporating both permanent and consulting positions, in accordance with company goals and timelines.

· Contribute to the development of data center design standards, offering insights through cost, schedule, and constructability evaluations.

· Maintain appropriate records of all engineering plans, as well as approvals, permits and agreements for each project

 

Qualifications:

· Minimum of 5 years of experience in commercial real estate development or data center development.

· Effective written and oral communication skills.

· In-depth knowledge of local, state, and federal permitting processes including site construction and regulations pertaining to land development and building construction.

· Proficient in Microsoft Office products including Word, Excel, Outlook, PowerPoint; Google Earth, and Adobe Acrobat.

· Effective ability to manage a dynamic and diverse team and prioritize key deliverables.

· Strong planning and organizational skills.

· Well-versed in negotiating complex real estate agreements, understanding title reports/policies, and understanding ALTA surveys and associated documents.

· Working knowledge of environmental and regulatory permit compliance and restrictions.

· Ability to act with integrity, professionalism, and confidentiality.

Education: Bachelor’s degree in Business, Finance, Project Management, Planning, Land Development, or a related field of study.
